In 2019, Katrien moved to the medina of Fez. It was not a holiday or a temporary adventure, but a conscious choice to get to know a completely different world. The narrow alleys, the ancient architecture, the Moroccan traditions: a world that fascinates, but is also more complex than one can estimate from Europe.
When she bought a home in the medina herself, she experienced this firsthand. The purchasing process in Morocco differs fundamentally from what you are used to in Belgium. Titled and untitled properties, notarial deeds and adoulaire deeds, heirs who must agree, registrations that take weeks. Katrien was assisted by a local expert and realized how much of a difference that guidance made.
From that experience, Be Fez Estate was born: real estate guidance for foreign buyers in the medina of Fez. In recent years, Katrien has helped dozens of buyers purchase riads, dars, and guesthouses, from finding the right property to the finalization at the notary, and from renovation guidance to applying for operating permits.
But demand grew. More and more buyers wanted to invest not only in Fez but also in Casablanca, Morocco’s economic heart, which has a completely different type of real estate market. Modern apartments, coastal villas, investment properties with strong returns. When Katrien met Nizar, someone with in-depth knowledge of the Casablanca market, local regulations, and a strong network, it was a logical step to co-found Be Casa Estate.
The same philosophy as Be Fez Estate: personal guidance, honest communication, and always with your interests first. But now also in Casablanca.
Katrien has lived in Morocco since 2019 and purchased real estate in the medina of Fez herself. That experience, with all the challenges it entailed, formed the basis for everything she does now. Through Be Fez Estate, she has been guiding foreign buyers for years in the purchase of riads, dars, and guesthouses in Fez.
With Be Casa Estate, she brings that same approach to Casablanca. Her strength lies in clear communication and honest expectations. She tells you not only what the possibilities are but also where the risks lie. She knows the difference between titled and untitled properties, understands how the notarial process works, and has experience with renovation projects and operating permits.
